A property management team in Brandon, FL had a decision coming. Lease obligations required them to understand the condition of their roof, and a big question was on the horizon: repair, recover, or replace?
From the surface, the roof looked serviceable. But water doesn’t always announce itself.
They brought in Structura View for an independent electrical capacitance moisture survey across 5 roof sections, about 8,726 sq ft of single-ply membrane over ISO insulation and metal deck.
Here’s what we found:
- 14 wet areas, totaling roughly 917 sq ft (about 10% of the roof)
- Numerous punctures and unsealed penetrations, mostly damage left behind by other trades
- Failed repairs sitting right on top of the moisture
- Core samples confirmed water between the membrane and insulation, and it was spreading
The good news is that we caught it early. The roof itself was still in serviceable condition, and the insulation hadn’t been lost yet.
With a clear map of every wet area and a prioritized repair plan, the owners now have the information they need. Timely repairs today help preserve the option to recover the roof later, instead of being forced into a full replacement.
An independent inspection doesn’t just find problems. It protects owners from avoidable damage and unnecessary costs.
