When evaluating a commercial roof, the difference between seeing heat and understanding moisture can mean the difference between a minor repair and a million-dollar replacement.
Many roof evaluations rely on single-method testing—such as a thermal drone scan that only tell part of the story.
A thermal scan alone shows surface temperature variations, often called “hot spots.” While these areas can indicate trapped moisture, they can also result from non-moisture factors such as material differences, residual heat from the setting sun, or localized shading. Without field validation, these readings can lead to false assumptions—and if these visuals are not properly understood, can either overstate damage or miss real issues entirely.
Other testing approaches depend on pre-set core sampling areas to check for moisture. Core cuts might be taken near a drain, at a parapet wall, or along a high point such as a cricket. The evaluation is often visual or tactile—pressing insulation or checking a membrane by hand. It’s quick and familiar, but subjective and prone to missing concealed conditions between sample points.
