We’re out here in Orlando today doing a moisture scan for a client. This situation is a little bit unique and interesting, but it’s a really good proactive step for them to make sure that the roof is in a sound condition before they actually buy the building.
The selling party of the building that we’re doing the roof inspection on and then the purchasing party. Part of their working agreement is that the existing owner or the current owner has to put a new roof system over the existing roof system. The new ownership team that’s wanting to purchase this building is having us come in to do a moisture scan to ensure that the roof assembly is in sound condition to accommodate doing a recover as proposed.
Our data collection that we’re going to provide them is going to give them the data they need to know exactly what is possible here. So from our moisture scan, just to simplify it, 30,000 square foot roof, if we end up finding 35 or 40% of moisture content in the roof system, the roofing contractors that’s bidding it can provide them with a cost benefit analysis on this is what it’s going to take to actually remediate this roof.
So remove all of the moisture and put a new roof over it or what it’s going to cost to fully replace it. So when it’s said and done, our report’s going to give them that data. So exactly how much moisture is present so that they can get an exact cost benefit analysis on what they should do with this roof system and if it’s actually a good candidate for a recover as proposed by the current ownership team.
